Our client, a single parent living with her 2 children in a council owned property, experienced 4 separate issues of disrepair on her home.
The living room had a continual active leak which dripped water through the ceiling every time it rained, causing widespread damp patches and mould. The windows were insufficiently insulated causing draughts and mould around the frames, and the windows were unable to be opened from the top.
Damp and mould were similarly present in the main bedroom and mice were found to be running into the property via gaps throughout.
The client had attempted to block visible gaps with filler as an interim measure and had repeatedly reported the ongoing issue to the landlord in excess of 200 times without any resolution.
She was finding the situation frustrating and stressful, and her family were unable to utilise the shared living room space. Numerous items of furniture had also suffered damage including a sofa, curtains, throws and a TV.
How we helped:
Despite being awarded £3,000 in compensation, the council failed to carry out the repairs as instructed within the time period set and therefore breached the agreement. We made a breach offer for additional compensation to be awarded to the client along with her additional legal costs to be paid.
